There are so many ways to make a mistake when selling your home (and tons of mediocre advice available to confuse even the savviest of home sellers).
The biggest one I see?
Thinking your home will speak for itself - and not getting it into the best shape you possibly can BEFORE you put it on the market.
I’ve personally toured thousands of homes for sale, approaching tens of thousands of homes. Let me tell you, I’ve seen everything, from “fully loaded litter boxes” to the complete destruction of fire and water damaged homes. Yes, these are extreme examples, but
it doesn’t matter how minor the problems are with your home, buyers often can’t see past them.
In fact, buyers love to use anything to start deducting costs from your asking price.
“Why would someone leave all this junk around? Isn’t there enough closet space? We’ll need to add storage, and that’s going to cost what, about $2,500? Looks like we’re going to have to paint. Maybe we need to do that before we can move in. Hmm…so we’ll have to pay two mortgages at the same time as well as paying someone to paint, so I guess we’ll offer $10,000 less to cover all that…”
And it doesn’t matter if you did a reasonable job pricing with these conditions in mind, the deductions are still being subtracted from the asking price as the buyer walks through the home.
Once I realized how hard it was for buyers to imagine the possibilities (let alone how quickly the little things add up to big deduction in sales price), I started making note of what consistently stood out most to buyers and created a plan to determine how my clients can make these improvements with the most bang for their buck (more on that soon…).
