Staging a home is important, but I recommend taking it a step further - as a high level, award winning Real Estate agent I know understanding a Buyer's mentality is key.
Every individual is different, every family is different, and creating a space where they can imagine themselves in is imperative. Create a blank page the Buyer can visualize themselves in as much as possible; think of your home like a blank canvas and let the Buyer be the creator and the artist of their own space.
If the walls are any color other than a neutral palette, Buyers may not be able to picture themselves in the space. It is crucial to apply a neat, neutral paint job to the rooms that need it. Paint is extremely affordable and although a neutral color is not what you like (remember its' not about you), neutral walls always show better than designer colors and allow the Buyer's imagination to go wild.
Try to make the backyard space an appealing and relaxing oasis, and make the inside of the home as crisp and clean as possible. Create an inviting, peaceful and calm space where prospective Buyers can imagine themselves creating their own identify/future home. Help the people who enter your home mentally be able to move themselves into this setting versus seeing your (the Seller's) personality.
